How we work: Anne & her team of professionals work mostly on a referral basis and therefore we are ultimately serving TWO CLIENTS.
- The person who referred you. Our relationship with that person is very important, as we want them to continue referring us!
- YOU. We want to build an understanding of your dreams & goals & do a great job for you so we can build a similar referralable relationship with you!
We start with a quick telephone interview followed by a personal consultation at the office or at the client’s home.
Purchasers: Will contact a lender in order to obtain a pre-approval on a mortgage & Anne will guide them based on home values, amenities & taxes for different areas to assist with a mortgage pre-approval in the clients comfort zone. Anne EDUCATES her buyer clients on the entire home buying process & establishes a personalized plan based on her clients needs & time frames. You will RECEIVE a Home Buyer’s Guide and personalized consultation based on how it correlates with your type of financing, timelines, needs & wants.
Anne gives clients a personal log in and password to THE BEST home search tools online and also manually checks daily for new homes coming onto the market, price reductions, etc. The cutting edge technology has the most accurate searches available, mapping capabilities & updates clients unlike many real estate websites that still advertise sold listings or those that aren’t available anymore. Once Anne finds that finds that perfect house, she helps arrange the inspection, appraisal, survey, title, and keeps her clients on track with a detailed checklist, new tax incentives that may benefit the client & year end financial statements mailed out to her clients or their accountant for tax purposes & to make life easier on her clients!
Sellers: Anne consults homeowners looking to sell using a quick phone interview to find out details about the property they are selling & a few details regarding the homeowner’s situation. Anne spends time creating a DETAILED MARKET ANALYSIS showing sales comparables and how long each took to ACTUALLY sell as well as the home owner’s current competition. Anne PREVIEWS THE COMPETITION and schedules a consultation to go over the DETAILED MARKET ANALYSIS with the home owner & go into further details of her marketing plan. She determines if sellers qualify for transfer tax exemptions to SAVE HER CLIENTS MONEY.
Anne will also consult her clients on décor, colors and placement of furniture. She also offers to reimburse seller clients at closing for a staging expert to come into the home to give suggestions on utilizing color schemes & existing furniture or staging a home if necessary to help MAXIMIZE her client’s profit. Anne knows what today’s buyers are looking for . She further provides a detailed checklist, and also keeps her clients updated with bi-weekly reports on the showing activity/feedback of their home. Anne also utilizes the latest technology tools including reverse prospecting, to locate specific real estate agents working with QUALIFIED buyers looking for homes that have similar specs to her clients’ homes.
